Construction Manager
Key Result Areas
The Construction Manager manages the operations of the Azure Build projects and aims to improve and leverage the reputation of the company by:
1. Program - Develop programmes, methods, project plans and schedules to support the development team from acquisition through to site commencement. After commencement ensure that project plans, methods and schedules are updated in response to delays, risks and opportunity. Ensure that direct reports are held accountable to meet these requirements
2. Quality - Ensure Azure’s policies and procedures are documented, implemented and followed to aid in the proactive management of quality and that the project is completed and handed over in accordance with the Azure standards. Implement, manage and report on the compliance of the Azure Build Quality Management process and that adherence to the ITR policy is co-ordinated between site and office staff.
3. Cost – Monitor and control site based activities to ensure that they are delivered in accordance with the assumptions in the project cost plan, trade package breakdowns and program. Actively participate in monthly cost to complete meetings.
4. Safety – Ensure that all OH&S and Environmental Management obligations are fully understood, proactively managed and complied with, whilst promoting a safety-first culture.
5. Mentor and coach Azure Build staff to build capability and behaviours that align with Azure’s Values.
6. Develop healthy and positive relationship with subcontractors and suppliers with a focus on high-risk trades and material.
Key Accountabilities
1. Facilitate the expansion and diversification of the subcontractor and supplier network to enhance project capabilities.
2. Implement construction planning strategies and schedules that meet the projects financial and quality requirements and prepare all Construction Management Plans (CMP’s) and ensure they align with all cost and program parameters.
3. Sign of on all Trade Comparisons (TC’s) prior to contract execution confirming that the subcontractor has:
• Adequate resources to meet the project program requirements
• A clear and complete scope
• The sites expectations and requirements are met.
4. Provide peer support and input into the design documentation of current and upcoming projects to ensure that past learnings are captured.
5. Ensure project programs are accurate, considered and commercial, and that they are continually validated throughout the project lifecycle.
6. Support the Project Teams and attend fortnightly Project Team Meetings and ensure the project programs are monitored and updated prior to Project Team Meetings.
7. Ensure the Project Teams capture risks (weather, materials supply, staffing, etc.) and that they are well understood and mitigated;
8. Be active in the Project Meetings, capture site based actions, follow up direct reports to ensure actions are understood, and delivered.
9. Escalate risks and issues and seek guidance, inputs, opinions and advice as required;
10. Ensure compliance to the Azure project management systems (processes, procedures) including document management, program risk management and OH&S
11. Assist the General Manager in hiring, training and the management of employees, ensuring a positive work environment and compliance with company policies and procedures.
12. Manage Azure painting teams whilst on the designated projects to ensure they meet program schedules, budget requirements and quality standards whilst adhering to internal procedures.
13. Provide final sign off confirming that each project is complete, clean, commissioned, defect free and suitable for handover and occupation to owners, property managers and tenants.
Qualifications & Experience
1. Certification in Building & Construction (Mandatory).
2. Experience in contract and vendor management (Mandatory).
3. Site Supervisors Licence (Low Rise Mandatory).
4. Experience in delivery of high volume residential construction (Mandatory).
